American Development Group (ADG) is a privately held real estate development company focused on the creation of luxury housing and prime office space. We identify opportunities for new construction and the enhancement of existing assets in niche markets throughout the New York Metropolitan area. Our goal is to improve neighborhoods through select development, as well as to generate string investment opportunities for our partners. American Development Group and its principal, Perry M, Finkelman has been developing projects for over 30 years with a development history of building and renovating over 175 buildings with over 6000 residential units and office and industrial complexes in both the luxury and affordable arena throughout the New York Metropolitan area.

Nada Ivkovic, CE
Project Manager
Nada Ivkovic, CE has more than ten years of engineering, project and construction management, estimating, scheduling, budget preparation and contract negotiation experience.
Born in Serbia, Mrs. Ivkovic obtained a Masters of Science in Construction Management from Belgrade University of Civil and Structural Engineering.
She has been involved in development of hotels, hospitals, airport facilities, sports centers, power plants. She has hands-on-knowledge of construction management principles and industry standards; an extensive working knowledge in project controls, including cost and budget control, knowledge of all architectural and structural trades.
She is experienced in administrative and technical management of the project and the supervision of all activities related to contract administration, change orders, submittals, procurement, and schedule.
She is experienced in working in different countries that include: U.S.A, Serbia, Russia, Italy, and Malta.

Sam Stelzer
Investments & Acquisitions
Sam oversees the financing and acquisitions of ADG’s investments and the day to day asset management of the firm’s portfolio. He manages all brokerage, banking, and institutional relationships and all related business development initiatives involved in ADG’s investments. Sam has placed various debt & equity investments across all asset classes including, residential, commercial office, retail, parking garages, and operating business’.
In addition to overseeing ADG’s real estate investments, Sam runs Investments and Acquisitions for Willoughby Operating Company, LLC on all parking related investments. Prior to joining ADG, Sam worked as a project and asset manager for a construction and real estate firm in Chicago. He graduated Cum Laude with honors from Baruch College’s Real Estate Investment program. In addition to working at ADG, Sam and his wife volunteer at ‘The Brownstone’ a Jewish non-profit organization in NYC where they serve as Directors of Jewish education and programming.

Perry Finkelman, CPM®, RAM
Partner and Managing Director
Perry M. Finkelman, CPM, RAM is Founder and Managing Director of the American Development Group, LLC, He has 30 years’ experience as a leader in real estate management, marketing, finance, investment and development. Mr. Finkelman has created over 4,000 apartments, and has successfully built and managed office, industrial and retail projects throughout the New York Metropolitan region. Additionally, Mr. Finkelman is a Partner and Managing Director of Automotion Parking Systems, and Willoughby Operating Company, LLC, a high technology company which develops automated high efficiency parking garages and develops and creates robotic garages throughout the United States.
Mr. Finkelman graduated from the Bernard M. Baruch College of The City of New York and is a Certified Property Manager (CPM®) affiliated with Langsam Property Services, an AMO® organization, and a Registered Apartment Manager (RAM). Other professional affiliations include the Rent Stabilization Association, Community Housing Improvement Program (CHIP), Associated Builders and Owners, Bronx and Manhattan North Board of Realtors, Long Island Board of Realtors, and NYS Energy Efficient Building Association. Additionally, Mr. Finkelman was the Chapter President of the Institute of Real Estate Management for Long Island from 1992 to 1996.
Mr. Finkelman is on the Board of Directors of a number of organizations including the Long Island Division of the Jewish National Fund, State of Israel Bonds and The Jewish Children’s Museum in Brooklyn, and The NYC Electrical Board.
Mr. Finkelman’ s firm currently has been featured in the NYT, various publications, Bloomberg News, for the innovative design and future implementation of North Americas Largest robotic parking system and building a NYC Park above the structure in Downtown Brooklyn. Mr. Finkelman has developed integrated cash management systems to operate in NYC automated garage systems, as well as implement Vehicle recognition equipment and software for vehicular tracking within the garage and as a revenue control device.
Numerous projects that Mr. Finkelman develops encompasses emerging local artists and incorporates those works into lobby finishes, hallway art, public space upgrades to create unique spaces with a vision.
